What I'm Seeing in the Mueller Market Right Now

October 29, 2026•3 min read

Mueller is selling fewer homes at steady prices, and the homes that sell are the ones that show up ready. September 2026 made that pattern hard to miss.

Seven homes closed in Mueller last month. Five were single-family homes, with a median sold price of $962,360 at $454 per square foot. The other two were townhomes, and their $887,500 median landed 20% higher than a year ago.

Prepared Homes Sell, and Overpriced Ones Wait

One single-family home closed in September after 272 days on the market. It needed work, and its price never came down to match. That single listing pushed the average days on market for Mueller single-family homes all the way to 88.

The rest of the sales tell a calmer story. Buyers in Mueller will pay a strong number for a home that's ready. They have the patience to wait out one that isn't.

If you're sorting out repairs before you list, my post on What Happens During a Home Inspection in Austin and What Should Buyers and Sellers Look For? covers what a buyer's inspector will focus on.

Townhome Prices Reflect Size More Than a Surge

That 20% jump in the townhome median came from two newer, larger homes. At $392 per square foot, buyers paid close to the roughly $400 Mueller townhomes usually bring, so they mostly paid for extra space.

Townhomes are still one of the most approachable ways into the neighborhood. The value case I made in Mueller Market Update: What May's Numbers Mean for Buyers and Sellers still holds.

Fewer Sales, Firm Prices

Mueller's median price rose 3% year-over-year in Q3 2026, while closed sales dropped 7%.

Austin is moving the same direction. In the City of Austin, September closed sales fell 12.7% and the median price rose 4.2% to $570,958, according to the Unlock MLS September 2026 Central Texas Housing Report, which credits rising mortgage rates for most of the slowdown.

Mueller inventory is starting to shrink, too. Earlier this year I wrote about rising supply in What Austin's Housing Inventory Means for Buyers in 2026, and this fall the picture in Mueller is turning the other way. Fewer competing listings give well-prepared sellers more room to stand out.

What I'd Tell a Mueller Seller Today

In late October 2026, I tell a Mueller seller to make the hard decisions before the sign goes in the yard. Price your home for its real condition, and handle the repairs a buyer would flag before anyone walks through the door.

I watch this market as a neighbor as well as a Realtor, something I wrote about in What I Noticed When I Bought My Home in Mueller. If you're thinking about selling this fall, reach out for a no-pressure conversation, or start with a free home valuation to see where your home stands.
