What I Noticed When I Bought My Home in Mueller

Why the Neighborhood Mattered More Than the House

Buying my own home in Mueller taught me that the community around a house can matter more than the house itself.

I've been an Austin Realtor for a long time, and I've lived in this city for most of my life. So when I bought in Mueller a couple of years ago, I was pretty sure I knew exactly what I wanted.

I mostly did. The part I didn't see coming turned out to be the part I love most.

Walkability Started for Me in Italy

I fell in love with walkable living at 21, when I lived in Italy. A bakery and a hardware store sat beneath my apartment, with a cheese shop next door and a coffee shop beside that.

That kind of everyday walkability is far more common in parts of Europe than it is in Texas, and it stuck with me. Ever since, I've been drawn to places where life happens right outside the front door and every errand doesn't require a drive.

Mueller was designed around that idea. The 700-acre community sits about three miles from downtown Austin on the site of the city's former airport, and every home is within 600 feet of a park or green space. It had my attention long before I owned a home here.

My Non-Negotiables

Convenience was at the top of my list. I wanted to be centrally located, close to the places I enjoy and the places I need to go.

I also needed two offices in my home, which narrowed my options quickly.

As I explored the different housing types in Mueller, my wish list grew more specific. Lots of natural light mattered to me. So did an end unit, ideally one sitting across from a park.

Easy access to Mueller's parks and trails was a priority too, because I wanted to enjoy the neighborhood on foot rather than from behind a windshield.

The Community Was the Surprise

Before Mueller, I lived in neighborhoods where I knew very few of my neighbors. Plenty of people prefer it that way, and privacy is a completely valid priority.

I've learned I want something different. I want to know the people around me.

Mueller's density makes that happen naturally. Homes sit closer together and the parks are shared, so the people out walking their dogs or heading to the trails run into each other all the time. Residents have even started more than 40 clubs and interest groups over the years.

We're all different, but many of us share an appreciation for community and a willingness to live close to other people. The neighborhood attracts people who want that, and it shows every time I step outside.

The Perfect House Isn't Always the Right House

I would rather live in Mueller in a home that isn't my ideal housing type than own my perfect house somewhere I don't enjoy living.

That's a big admission for someone whose entire career is helping people find homes.

When I was younger, I was sure I needed a yard. I had a very specific picture of what homeownership was supposed to look like.

Today I care far more about convenience and community than square footage. Neither one is decided by the size of your yard or whether your home shares a wall with the one next door.

Those features absolutely matter, depending on the person. If you're weighing that trade-off right now, I broke down what your budget buys in Mueller vs. East Austin. What you need from your neighborhood deserves as much attention as what you need from your floor plan.

I'd Probably Buy This House Again

I still love the modern finishes and the natural light, and the location is exactly what I was after.

No house is perfect, and no neighborhood is either. What matters is whether the combination fits the way you want to live, and for me this one does.

What Buying My Own Home Taught Me as a Realtor

I've always talked with buyers about neighborhoods before we tour a single home. Living in Mueller made me even more certain that this is where a good home search begins.

It's a core part of the buyer consultation I do before touring homes. Before we look at listings, I want to understand your daily routine and the kind of community you want around you.

I've lived in a lot of Austin neighborhoods, and each one has something to offer. Windsor Park was one of the friendliest places I've ever lived, and I still have a real appreciation for the community there.

Not every buyer wants what I want. Some want a big yard and plenty of room between neighbors, while others want to be in the middle of everything. If you're still figuring out where you land, my guide to Austin neighborhoods by vibe is a good place to start.

There's no universal right answer. It's the same reason I tell buyers to love a neighborhood as it is today, because the house is only part of what you're buying.

After two years in Mueller, my biggest lesson has nothing to do with square footage or finishes. I can compromise on the kind of house I live in far more easily than on the kind of community I belong to.
