
Mueller Market Update: What May's Numbers Mean for Buyers and Sellers
Every month, I look at the numbers coming out of the Mueller real estate market. The statistics are important, but I always think the more interesting question is: What do these numbers actually mean for the people who live here and want to make smart decisions?
This month's data tells a story of two very different markets.
Single-Family Homes Continue to Command a Premium
The median sale price for single-family homes reached $975,000 in May, up 21% from a year ago. Homes sold for just over 100% of their asking price, and inventory continues to tighten.
To me, that says one thing: buyers are still willing to compete for the right home.
Interestingly, the homes that sold this month were smaller than those sold last year, with a median size of around 1,900 square feet. Yet prices still increased substantially. That's usually a sign that buyers place a premium on simply getting into the single-family market in Mueller.
If you're a homeowner who's been wondering whether now is a good time to sell, low inventory is creating favorable conditions. Buyers still want detached homes in Mueller, and there simply aren't enough available to satisfy demand.
Townhomes May Be Mueller's Best Value Story Right Now
Townhomes are telling a different story.
The median sale price dipped slightly year-over-year to $845,000, but closed sales actually increased. In other words, homes are still moving.
One of the reasons may be value. The median townhome size is nearly 2,300 square feet, which gives buyers significantly more living space for a lower price per square foot than many single-family homes.
We're also seeing sellers adjust pricing to meet the market. Homes closed at about 98.6% of list price, suggesting there's a bit more room for negotiation than we're seeing in the detached-home market.
I think this creates an opportunity for buyers who are flexible. If maximizing square footage, having newer finishes, or staying within a certain budget are priorities, townhomes deserve a serious look.
So, What Would I Tell Clients Right Now?
For sellers, preparation matters more than ever. Regardless of property type, the homes that perform best are priced appropriately and presented beautifully. Being "show ready" is still one of the most powerful advantages a seller can create.
For buyers, I'd encourage you not to think of Mueller as one market. It's really several micro-markets operating at different speeds.
If your heart is set on a detached home, be prepared for competition and move decisively when the right property comes along.
If you're open to exploring all of your options, townhomes may offer one of the most compelling combinations of space and value that we've seen in some time.
The headline numbers are always interesting, but the opportunities are usually found in understanding the story behind them.
